Why Buy Property in Almeria?

The Spanish property market has always been one of the most popular for investors and second home owners for the last couple of decades. Spain is one of the first places that the British started to visit when the Spanish opened up the package holiday market back in the 1970s.  The property market in general has recently cooled and in many places has been over developed, but not in the Costa de Almeria. So why buy property in Almeria?

It’s the most beautiful and unique of all the Spanish Costa’s with an atmosphere that somehow changes from one resort to another…the Costa de Almeria really is a destination worth investing in.

Spain was the first place where the British started to invest their money into overseas property and as a result, prices in the popular areas of Spain have rocketed in the past few years and many places in the country are no longer considered as potential investment locations.

However, the Costa de Almeria seems to have been overlooked. Considered as one of the lesser extravagant of the Costa’s; the area hasn’t been affected as much as the more popular Costa’s have been, and only now are buyers starting to realise and discover its potential with both sell on and property rental opportunities.

Boasting fabulous, secluded and isolated beaches, the Costa de Almeria has some of the most beautiful scenery in Spain with stunning protected beaches and Natural Parks. These great beaches mean they’re increasingly popular with families and couples, who want a quieter base to relax and enjoy the peace, that the other Spanish Costa’s don’t offer. This popularity means the scope for investment could be considerably huge as families and couples are those who are most likely to become your customers, and in many cases repeat ones.

The year round warm climate of Costa de Almeria, notably the best in Spain, means property is in demand both during the summer and the winter months making the rental market a particular hot spot.

However, if you plan to invest and then sell on in a few years then make sure you opt for somewhere that will constantly be in demand, particularly the coastal areas, as you don’t want to be left with a property that is in an area which was once a popular place to stay, or somewhere that is not easily accessible. Consider the fact that location is always the key to a good investment.

If you want to make an income with property rental in Almeria, remember that prestige locations will always rent first. For example, a luxury apartment next to the beach with excellent facilities and walking distance from the bars and restaurants will always rent before one that requires a 5 minutes drive to beach. Also, don’t forget the Spanish as the Costa de Almeria is very popular with the local market and doesn’t need to rely purely on foreign holiday makers.

Keep your future buyer in mind and consider the reason for them buying the property. If it’s purely a holiday home, it needs to be in a fantastic location, easy to maintain and secure if being left for long periods of time. If it’s a permanent home for a British couple, consider the need to be near to a town with easy accessible amenities and a home from home atmosphere. If it is a large property, remember families are your likely buyers so remember to ensure rooms are spacious, and balconies and gardens are child friendly.

Having invested in Almeria myself, I recommend you get your foot in the Costa de Almeria property developing industry and reap your rewards in a couple of years.
